OBJECTIVES

In embarking of projects in the construction industry, all stakeholders aspire that the projects undertaken are successfully implemented based on scope, cost, time and quality including safety, health and environment.

However, of late there are reports of works commencing without obtaining prior approval from authorities , construction drawings does not reflect the site conditions exactly, works commencing without obtaining prior approval of method statement, project progress payments being paid inconsistently , discovery of rocks during construction whereby the rates are not stated in the contract , frequent rainfall at worksite which affects the productivity level, the change in location of structures during construction stage , the unexpected discovery of underground pipes during excavation , disputes on the quality of workmanship which affects progress payments , dismay performance of workmen which requires NCR (Non-Conformance Report) to be issued and works to be redone, if required , works are executed not in accordance to approved works program which does not reflect the works as per planned and as per scheduled.

Thus , inevitably , these issues will result in project delays , cost overrun , time overrun and may result in the request for extension of time and variation orders.

Thus, it is imperative that all stakeholders are aware of the importance of understanding extension of time and variation to ensure the smooth implementation of the works and to ensure that projects can be implemented successfully.
